Each heir gets the same fraction of the land as of the rest of the estate. For example, if a man leaves 4 kanal and his heirs are his wife, two sons and a daughter, the wife gets 10 marla, each son 1 kanal 8 marla and the daughter 14 marla.
Enter the area and the heirs above. Add the land's value if you also want each share in rupees. The number of marla each heir gets is the same whichever marla size you pick; only the square feet change.
Worked example: 4 kanal of farmland
A man leaves 4 kanal of agricultural land measured in revenue marla (272.25 sq ft), so 21,780 sq ft. His heirs are his wife, two sons and one daughter. His debts are paid from other money. In Hanafi fiqh:

The wife takes 1/8 because there are children. The remaining 7/8 is split in 5 parts, 2 for each son and 1 for the daughter, so one part is 7/40. The areas add up to 80 marla, which is exactly 4 kanal.
Which marla size to use
The fard and the patwari's record use the revenue marla of 272.25 sq ft, so 1 kanal is 5,445 sq ft. Most housing societies use 225 sq ft, so 1 kanal is 4,500 sq ft, and some areas use 250 sq ft.
Pick the size that matches the document you are dividing. A share of 10 marla is 2,722.5 sq ft on the revenue scale but 2,250 sq ft in a society. The kanal to marla and marla to square feet converters show the other units.
Inheritance mutation (intiqal virasat) in the fard
Land passes to the heirs on the death itself, but the revenue record has to be updated. The heirs apply for an inheritance mutation at the Arazi Record Centre or with the patwari, with the death certificate and the family registration certificate from NADRA. The revenue officer attests the mutation and each heir's share appears in the fard.
The record shows shares as fractions of the khata, not as separate plots. Dividing the land on the ground is a separate partition (taqseem), which the heirs can agree among themselves or ask the revenue court to make. Under the West Pakistan Muslim Personal Law (Shariat) Application Act 1962, agricultural land of Muslims passes by Islamic law, so daughters and wives inherit farmland like any other property.
Shia fiqh: the wife and land
In Ja'fari fiqh the wife gets no share of land itself or its value. She takes her share of the value of buildings and trees, and of other assets. Choose Shia in the school menu and enter the value of any buildings or other assets separately.
With the same 4 kanal and the same heirs, the land goes only to the children: each son 1 kanal 12 marla and the daughter 16 marla. The wife's 1/8 comes from the other assets. The Shia inheritance calculator explains the rule with a rupee example.
Debts, unpaid haq mehr and the wasiyyat come before the heirs. If land has to be sold to pay them, use the main inheritance calculator with the full estate value instead. The result here is a guide; confirm it with a mufti, and check the areas against the fard before a mutation or sale.
Land inheritance questions
How much land does a daughter get compared to a son?
Half as much. If a man leaves only sons and daughters, split the land into parts with 2 parts for each son and 1 for each daughter. With 2 sons and 1 daughter, each son gets 2/5 and the daughter 1/5. A wife or parents take their shares first.
Do married daughters inherit agricultural land?
Yes. Marriage does not reduce a daughter's share, and Pakistani law applies Islamic inheritance to agricultural land. Depriving a woman of her inheritance by deceitful or illegal means is an offence under section 498A of the Pakistan Penal Code.
Does a widow get a share of the house and land?
In Sunni fiqh, yes: 1/8 if there are children and 1/4 if not, of all property including land and the house. In Shia fiqh she gets that fraction of the value of the building and other assets, but nothing from the land underneath.
Can the heirs keep the land undivided?
Yes. After the mutation each heir owns a fraction of the whole khata. They can keep it jointly, divide it by agreement, or sell and split the money in the same fractions. Any heir can ask for a partition if they do not agree.
