What a 10 marla budget usually leaves out
The per sq ft rate covers the house itself. These are often extra:
- Boundary wall and gate, charged per running foot.
- Underground water tank and septic tank. Size the tank with the water tank calculator.
- Basement. It needs retaining walls and waterproofing and can cost more per sq ft than the floors above.
- Map approval, utility connections and society charges.
- Solar system, air conditioners and kitchen appliances.
A 10% contingency on top of the calculator's figure is sensible for these and for price rises during a build that can take 12 to 18 months.

Usually 3,200 to 4,000 sq ft. The calculator uses 75% of a 2,250 sq ft plot on each floor, giving 3,375 sq ft. A roof room, basement or a larger footprint allowed by your society will raise it.
Does the per sq ft rate include the boundary wall and tanks?
Usually not. Contractors price the boundary wall per running foot, and the underground water tank, septic tank and basement separately. Ask for these as separate lines in the quote so you can compare contractors fairly, and keep about 10% extra for them.
