Section 4.a of the DHA Lahore Construction and Development Regulations 2026 lists the 10 marla plot as 35 ft × 64 ft or 35 ft × 65 ft. The clear spaces in section 22.a are 10 ft 9 in at the front, 5 ft 4.5 in at the rear and 5 ft 4.5 in on one side.
For a 35 × 65 ft plot:
- Ground floor width: 35 − 5.375 = 29.625 ft.
- Ground floor depth: 65 − 10.75 − 5.375 = 48.875 ft.
- Ground floor: 29.625 × 48.875 = 1,447.9 sq ft.
- First floor at 82% (section 27.a): 1,187.3 sq ft.
- Double storey total: about 2,635 sq ft.
On a 35 × 64 ft plot the ground floor is 1,418.3 sq ft and the double storey about 2,581 sq ft.
10 marla under LDA rules
At 10 marla the LDA rules step up. Clause 2.2.1 of the LDA Building and Zoning Regulations 2019 asks for a 10 ft building line, 7 ft rear space and 5 ft on one side, and clause 2.2.3 allows 70% ground coverage, 4 storeys and 45 ft.
On a 35 × 65 ft plot the spaces leave 30 × 48 = 1,440 sq ft, while 70% of 2,275 is 1,592.5 sq ft. Here the open spaces, not the percentage, set the ground floor. A 9 marla plot, by contrast, only needs 5 ft front and rear spaces under LDA.
