15 marla or 1 kanal? The LDA view
Under the LDA Building and Zoning Regulations 2019, ground coverage falls as plots grow (clause 2.2.3):
- 15 marla is in the band "10 marla and above but less than 1 kanal": 70%, so up to 2,362.5 sq ft.
- 1 kanal (20 marla) is in the band "1 kanal to 30 marla": 65%, so up to 2,925 sq ft.
The kanal has 1,125 sq ft more land but only 562.5 sq ft more permitted ground floor. Both sizes need a 10 ft building line, 7 ft rear space and 5 ft on one side (clause 2.2.1).
On a 45 × 75 ft plot of 15 marla, those spaces leave 40 × 58 = 2,320 sq ft, just under the 70% limit. For costs on this footprint, use the house construction cost calculator.
Worked example: a kanal split into 15 and 5 marla
A family owns a 1 kanal plot of 50 × 90 ft (4,500 sq ft) and wants a 15 marla house plus a 5 marla plot for a son.
- 15 marla: 15 × 225 = 3,375 sq ft. With the 50 ft front kept, the depth is 3,375 ÷ 50 = 67.5 ft.
- 5 marla: the remaining 90 − 67.5 = 22.5 ft of depth gives 50 × 22.5 = 1,125 sq ft.
The arithmetic works, but the smaller piece needs its own road frontage, and splitting a plot needs the approval of the society or development authority. Many schemes do not allow it. Ask before you draw.
