Worked example: joining two 6 marla plots
Two brothers own neighbouring 6 marla plots of 25 × 54 ft each and plan one 12 marla house of 50 × 54 ft.
- As two plots, each is in the LDA band under 10 marla: 5 ft front and 5 ft rear space, 75% coverage. Each ground floor is limited to 1,012.5 sq ft, so 2,025 sq ft in total.
- As one 12 marla plot, the 10 ft building line, 7 ft rear space and 5 ft side space apply: (50 − 5) × (54 − 10 − 7) = 45 × 37 = 1,665 sq ft.
Joining the plots cuts the permitted ground floor by 360 sq ft, although it saves one shared wall and gives a wider house. Work out both before paying for an amalgamation.
