Farm house plots and building limits
The Punjab Private Housing Schemes and Land Sub-division Rules 2010 set a minimum plot of 4 kanal in farm housing schemes, while general schemes were capped at 1,000 square yards (2 kanal). DHA Islamabad and Rawalpindi's byelaws of 2022 allow residential plots to be joined up to 4 kanal. So 4 kanal is where normal house plots end and farm house plots begin.
In LDA approved schemes a 4 kanal house is in the top band: 55% ground coverage, 4 storeys and 45 ft (clause 2.2.3, LDA Building and Zoning Regulations 2019), with a 20 ft building line and 10 ft rear and side spaces on both sides (clause 2.2.1). LDA's 2021 draft amendments kept these spaces for 4 kanal and above.
On a 120 × 150 ft plot (18,000 sq ft) the spaces leave 100 × 120 = 12,000 sq ft, but 55% is 9,900 sq ft, which is the limit. DHA Lahore allows the first floor of a 3 to 4 kanal house to cover 78% of the ground floor. Farm house schemes have their own rules, so read the scheme's by-laws.
